Design Guidelines Overview
These design guidelines have been developed in order to enhance and maintain the quality of neighborhood. Highland Meadows is intended to be a walkable community composed of energy-efficient homes with styles and features that reflect today’s lifestyle choices.
Here are a few of the design guidelines developed for the Highland Meadows neighborhood:
- The siting of homes enhances the neighborhood feel by being close to the street, extending friendly porches and glass-filled front doors, and having garages set back from the front yard.
- Outdoor elements create a walkable community. For instance, there are paths to the front door from the street or driveway, and lights near the street that illuminate the night for walkers and bike riders.
- Large back yards with decks provide private space for family use, while the lack of fences creates a park-like atmosphere among the backyards and the common space of the Green Way.
- Architectural patterns and elements are coordinated without being repetitive—providing a common theme yet encouraging variety along the streetscape.
- Green materials and construction techniques are encouraged to provide homebuyers with energy-efficient and healthy homes. Techniques favored include:
- Energy Star-rated windows and appliances (refrigerator, dishwasher and washer)
- Building techniques that utilize ‘best practices’ in terms of creating an airtight building envelope
- Crawlspace is “conditioned”, meaning it is insulated and has controlled ventilation in order to maintain a dry, warm space beneath the home
- House siting to take advantage of natural light
- Compact fluorescent bulbs used in light fixtures
- Outdoor lights use daylight sensors
